“Through this long-term collaboration, we can strengthen our research on sustainable refurbishment, something that is needed in Luleå and in the region of Norrbotten in northern Sweden. I also think of our students who now will have access to knowledge in sustainable refurbishment, which is missing in the Engineering and Technology study programmes of today”, Professor Lars Stehn says, Division of Industrialised and Sustainable Construction at Luleå University of Technology.
Methods for refurbishment
Within the research collaboration project, methods will be designed for refurbishment scenarios where climate calculations and analyses will be carried out to make stable the value of Lulebo’s blocks of flats and enhance their quality. The academic foundation including validated methods thus ensures the quality of the refurbishment process of the housing company. Luleå University of Technology will have the opportunity to enhance its research by pooling efforts towards refurbishment from a life-cycle perspective having high practical and academic impact.
Need to renovate older premises
Sustainability in general and sustainable construction in particular, is the focus for many organisations within both the construction sector and the property sector. At the same time, it is a fact that although there are many construction projects, the majority of all premises already exist and many of them need to be refurbished. Today, Lulebo has around 7,400 rental flats and around 125 commercial premises, many of which are old. The need for refurbishment and maintenance the next ten years is estimated to amount to around SEK 3 billion.
“Sustainability in all the three dimensions; environmental, social and economic, is an essential prerequisite for our present and future refurbishment and maintenance work. The premises must last for a long time, our tenants will experience proper living quality, and, in addition, the goal is that the refurbishment must be carried out without Lulebo borrowing capital, Erik Öhrling says, CEO at Lulebo.
