Akademiska hus owns and manages the properties on the university campus in Luleå. Here they inform about ongoing constructions and maintenance work.

Week 21–22
Campus-wide:
- We are conducting inspections of the sun shading devices around the buildings on Campus to ensure they are functioning properly during this period of sunny weather and increasing temperatures on Campus.
Outdoor environment:
- We will be performing maintenance on trees and bushes. Around Studenternas Hus, we will be pruning some bushes, and as part of maintenance work in House A, we will clear vegetation to access the ventilation systems ahead of the replacement of the ventilation units.
- During the parking lot sweeping on Campus, certain parking spaces may need to be temporarily closed. We appreciate your understanding and cooperation with any necessary closures during this work.
- Paving of an excavated area between Pavilion U and V, as well as along the V Pavilion, will be carried
out during week 21, due to a drainage pipe freezing during the winter.
House A and Alfa:
- On Friday, May 24th, around 2:00 PM, Akademiska Hus, together with MANA and Sweco, will conduct a drone inspection of the House A roof. This is being done as part of preparatory investigation for the installation of a solar panel system.
- The maintenance work to replace LB12/LB13 serving corridors A1500, A2500, and A3500 will commence and may cause disruptions to certain activities. Affected operations will receive separate information.
- Work is ongoing in the basement shelter in House A to finalize adaptations and perform necessary actions to prepare the room.
- Adaptation work on the cooling system in A1403 LUDD, serving specific operations in the building, is currently underway.
- In week 21, we will proceed with the restoration of the facade damaged by a car driving into the building. This involves the construction of a new brick facade followed by additional minor tasks.
- We will carry out and plan for certain actions in the outdoor environment around House Alfa, where
we will address fences and wind shelters.
House B and Beta:
- We are currently planning the replacement of lighting fixtures in collaboration with a contractor. This primarily concerns areas in office corridors.
- We will be conducting some maintenance work by replacing a cooling pump in House B. The work will be carried out shortly.
- In House Beta, specifically in the library, we are conducting minor electrical work where, together with the library, we will be installing electrical outlets in some of the oak tables.
House C:
- The lighting measures in C330 are now fully completed.
- Towards the end of May, we will begin maintenance work in C305. As part of this work, we will review the lighting and conduct inspection and maintenance of the ventilation system in the area. The work is planned to be carried out during the summer to ensure that the area is ready for the start of studies.
House D:
- The work continues with asbestos remediation in the crawl space, soft demolition in both the new and old parts of the building.
- Simultaneously, heavy demolition is underway in the old section of the building. In parallel with the heavy demolition, we are working on the reuse of the steel frame.
House E:
- We are currently carrying out lighting replacements in corridor E300 and will also inspect the surfaces and perform painting work.
- New entrance doors for E7, E9, E10, E12 have been ordered, and the installation will take place during the summer to ensure functional entrances and security in the building.
House F:
- We will be conducting maintenance work in F078 where we will improve the surfaces by inspecting and potentially repairing walls and floors. We will also replace the lighting as part of this work.
House K:
- We are conducting checks and adjustments of certain interior doors.
Other maintenance
We will continue with ongoing work related to lighting replacements, prompted by the EU decision to phase out light sources containing mercury. Akademiska Hus has been working on a plan for phasing out and has begun the process of replacing fixtures. This work will continue in 2024 and in the coming years.
Due to increased pressure on suppliers and contractors, some work may need to be rescheduled, either brought forward or delayed depending on deliveries. Akademiska Hus maintains ongoing dialogues with our framework agreement contractors to coordinate ongoing and upcoming work. Despite this, there may be occasions where, with shorter notice, we will need to carry out work in corridors or offices that may be perceived as disruptive for a limited time.
This happened during 2023
2023 was an intense year. Construction projects have been started, ongoing and also completed. The renovation of the Beta house has been both completed and celebrated with an inauguration. The final stage of the renovation of the A building is now also completed and handed over.
The roof of Beta has undergone its final stage and is now finally complete. We have also finished installing new tiles in the Library Café and prepared a new exam room in close proximity to the warehouse.
In addition to the big things that are happening, operations work on a daily basis on things in silence. In 2023, for example, the administration at Akademiska Hus has received and handled over 1,750 error reports, in addition to which we have also carried out about 2,400 inspection and maintenance points regarding installations, doors, gates, equipment and more for preventive purposes. We have replaced almost 700 filters in our ventilation systems and with that also carried out OVK inspections in some of the properties. We have gone through more than 730 engine heaters before the winter to ensure that they all work. We have also carried out audit inspections on switchgear in the C-house, B-house and D-house.
Around the campus, we have carried out lighting measures where we have replaced over 1,600 luminaires in offices, corridors, classrooms, shelters and study areas. We have also replaced windows, heating substations, ventilation units and cooling machines, and in connection with other work we have taken the opportunity to insulate the outer roof to retain the heat within the building. As a result, together with the university, we have reduced our climate impact and reduced our energy consumption by a total of 720 MWh. We have also implemented measures with reuse where, for example, we have used materials from courtyards in the D building.
